What is a Home Condition Survey?

The Home Condition Survey, or HCS, is a non invasive full survey on the condition of the property on the date of inspection. It aims to identify and explain any issue with the property, including internal, external and key services inspection. The HCS provides a condition rating of 1, 2 or 3 and is written in plain English so that it is clear and easy to read. Photographic evidence of all issues is provided, meaning you can clearly understand what the report is telling you. Each HCS contains a minimum of 20 photographs. All HCS are carried out by a specialist Residential Surveyor who is accredited by either SAVA or BRE and all surveyors undergo regular auditing by their accreditation scheme. The surveyor is available to discuss any aspect of the property prior to the survey being carried out and will also contact you directly once you have received the report, in order to talk through it and answer any questions you may have.

Why should I get a survey?

Buying a home is probably the single largest investment that you will make during your lifetime. It must make sense to know what the state of the property is before you buy it. Research by Which? Found that one in four homebuyers that didn’t get a survey were faced with repair bills of over £2,500 within 12 months of moving in. For one on ten the figure was over £10,000. The Which? research also found that those who people how did get a survey achieved an average price reduction of £2,000 off the asking price. In other words, getting a survey is a good investment!

Doesn't my lender get a survey done?

Research has found that over 80% of homebuyers with a mortgage believe that their lenders valuation is s survey. IT IS NOT! The lender gets a valuation only for their own purposes to make sure that if they had to repossess the property and sell it, they would get their money back! It is not a survey and in some cases the valuer does not even visit the property, relying instead on computer price models.

What if my lender offers to get me a survey?

Well, you can get a survey from the lender, but then the lender will have whatever information is contained in the survey, and if it is bad it may cause them to reduce or even rescind their mortgage offer.  Better to let them rely on their valuation and procure your own survey independently of them.

Which survey should I choose?

There are a few different types of property surveys out there, which makes it difficult sometimes for you to make the choice that’s best for you. For the great majority of buyers, the Home Condition Survey (HCS) is the best product. It is written in plain English, contains photographic evidence of the findings and there are no ‘get outs’ or caveats so often contained in other surveys if the surveyor makes a mistake.

The HCS is one of the most comprehensive and detailed property surveys on the market designed to provide homebuyers with a very clear, jargon-free assessment of a property that highlights key elements in a simple 1, 2, 3 condition rating. Using this system, the report lays out the condition of the property in a summary chart, including comprehensive photographs to identify any defects or features making it very easy for a homebuyer to make an informed decision. All HCS’s have a certificate scheme (SAVA or BRE) which is responsible for monitoring the quality of the surveys undertaken and the individual surveyors it accredits. Professional Indemnity is also attached to the survey which greatly reduces the risk to the homebuyer.

Will a survey delay my purchase?

As long as you don’t leave it until the last minute, you should have plenty of time to get a survey and act upon its contents. When you make an offer, always say it is ‘subject to survey’, and as soon as the offer is accepted (and you have your mortgage offer), order the survey. You should always get the survey back within a week if you order the Home Condition Survey from the RPSA Panel.

  1. Instructions will be accepted within 24 hours of despatch to us by e-mail and/or by SMS text message.
  2. Contact with the vendor and/or their estate agent will be made within 24 hours of acceptance of an instruction. If first contact is not successful then an attempt will be made every day thereafter to arrange the appointment.
  3. We will advise the client (and the introducer if they wish) when the appointment has been made
  4. If there is any delay in making the appointment we will keep the client (and the introducer if they wish) fully informed.
  5. Once the survey has been undertaken it will be lodged and a copy provided to the client (and the introducer if they wish) within 48 hours (based on a 5 day working week)
  6. The surveyor will call the client within 48 hours of lodging the report by way of a courtesy and to check that they have received their copy. (Again based on a 5 day working week)
  7. The surveyor will then offer the client the opportunity for a 30 minute consultation on the report to address any questions they may have. This means they should not approach the introducer with questions about the survey.
  8. The surveyor will undertake a brief satisfaction interview with the client and report back to the introducer on the findings if they so wish.
